To ensure a safe, enjoyable, and well-maintained experience for all guests, Kick It Back Cabins and RV Park has established the following policies. Please review them before making your reservation to help us maintain a peaceful and welcoming retreat.

Check-in & Check-out

  • Check-in: 3:00 PM CST. You will receive your keycode via text by 3:00 PM to the phone number provided at booking. (SMS fees may apply.)

  • Check-out: 12:00 PM CST. Guests who fail to check out on time will be charged for an additional night, but this does not guarantee an extended stay—prior approval from Kick It Back Cabins and RV Park staff is required.

 

Reservations

  • Age Requirement: Guests must be 21+ to book a cabin. No guests under 18 unless accompanied by an adult.

  • Minimum Stay:

    • Cabins #1 & #4: Minimum 2-night stay required.

    • Cabins #2 & #3: Minimum 2-night stay required on weekends.

  • Payment Policy:

    • A valid credit card is required at booking, even if paying in cash.

    • We accept all major credit cards but do not accept pre-paid cards or personal checks.

    • Credit card payments are processed by 12:00 PM CST on your arrival date under the name CinAm Proprietors, LLC.

    • Cash payments: Must meet with a Kick It Back Cabins staff member before entry.

  • Right to Refuse Service: We reserve the right to refuse service to anyone who has violated our policies (e.g., prior property damage or harassment of staff).

 

Cancellations & Refunds

  • Cancellations: Must be made 15+ days before arrival for a full refund. Cancellations made within 14 days will be charged the full rental amount unless the cabin is rebooked.

  • No-Show Policy: Guests who do not show up for their reservation will be charged the full rental amount.

  • No refunds for:

    • Non-functioning amenities (TV, DVD player, small appliances).

    • External disruptions (power outages, HVAC issues, water or Wi-Fi loss).

    • Early departure, inclement weather, or eviction due to rule violations.

 

Property Restrictions

  • Illegal Activity: Unlawful or disruptive behavior is prohibited.

  • Firearms & Hunting: No firing of guns (including BB guns & paintball guns). Hunting is prohibited without prior approval.

  • Fireworks: Permitted only on July 1-4 from 10:00 AM - 10:00 PM (11:00 PM on July 4th). Guests must check local burn bans before use.

  • ATVs & Dirt Bikes: Permitted on the property.

  • Noise & Parties: Excessive noise and unapproved parties are prohibited. No guests beyond the registered reservation.

  • Smoking: Smoking inside cabins is strictly prohibited.

  • Alcohol & Drugs:

    • No alcohol consumption by individuals under 21.

    • Illegal drug use is strictly prohibited.

  • Property Damage: Guests are responsible for any damage to cabins, contents, or grounds.

Cabin Rates

  • Summer (April 16 – Sept 14)

    • Cabin #1 (Tiny Home): $150/night

    • Cabin #2 (Studio): $100/night

    • Cabin #3 (Studio): $100/night

    • Cabin #4 (Loft): $200/night

  • Fall (Sept 15 - Oct 31) / Spring (March 1 - April 15)

    • Cabin #1 (Tiny Home): $105/night

    • Cabin #2 (Studio): $85/night

    • Cabin #3 (Studio): $85/night

    • Cabin #4 (Loft): $140/night

  • Winter (Sept 15 – April 15)

    • Cabin #1 (Tiny Home): $75/night

    • Cabin #2 (Studio): $50/night

    • Cabin #3 (Studio): $50/night

    • Cabin #4 (Loft): $100/night

  • Cleaning Fees

    • Cabin #1: $30

    • Cabins #2 & #3: $25

    • Cabin #4: $50

Extended Stays:

  • Monthly: 30% off the nightly rate.

  • Weekly (7+ nights): 1 night free each week; stacks up to 4 weeks.

Additional Fees

  • One-night stays (Sun-Thurs, Cabins #2 & #3 only): $100/night + fees & taxes.

  • Excessive Cleaning Fee: $350 if required.

  • Pet Fee: $50 per stay. No breed/size restrictions. This is only an additional cleaning fee. Guests are also responsible for any damages caused by pets. 

  • Damage Fees: Any damage beyond normal wear will be charged to the guest’s credit card.

Avoid Additional Charges By:

  • Leaving no damage beyond normal wear and tear.

  • Disposing of trash properly (including cigarette butts).

  • Washing and putting away all dishes.

  • Not losing or damaging linens/towels.

  • Not misusing the cabin’s furnishings or appliances.

  • Preventing excessive pet damage.

  • VIP slots (#1-7 and #18-20)

    • $55/night​

    • Monthly: $ 950

    • Weekly (7+ nights): 1 night free each week; stacks up to 4 weeks.

  • Standard Slots (#8-17)​

    • $45/night​

    • Monthly: $800

    • Weekly (7+ nights): 1 night free each week; stacks up to 4 weeks.
